Residential Projects:


New Build

The site comprises two luxury three-storey houses. The project is situated on a mature site in Levenshulme, Manchester. The Architects designed the houses in a traditional style, with roof slates, white render, red brick and stone all utilised to ensure it was in-keeping with the Edwardian feel of the neighbouring houses.

Beech Construction provided a turnkey service for the project. As a result, the client had peace of mind knowing that a dedicated team worked hard to ensure that everything was on schedule, and on budget, and that there were no unexpected delays due to site restrictions, wrong specifications or missing permits.

In addition Beech Construction provided the services of a CDM Co-ordinator (Planning Supervisor); this enabled the client to discharge their legal duties under the Construction Design and Management regulations.

Extension

The client wanted a full residential extension to their property and, at the start, only had a basic idea of what they were looking for. The Beech Construction team took the client’s early ideas and made them into reality. Simple sketches drew by the client were turned into detailed plans and all the relevant planning permission was obtained.

The whole project was completed using a team of in-house tradesmen and craftsmen and several different skill sets were required to complete each the job. The result was the upgrade of a basic 3-bed house into a grand 5-bed, 2-bath impressive family home.

The client commented that they received a totally stress-free service from Beech Construction. At every stage the team was able to cater to the client’s requirements, right from the early architect service, through to all construction works and installation of a designer kitchen.

Cellar Conversion

The project brief was to transform an existing damp cellar into a self-contained modern studio apartment, comprising of a shower room, kitchen and living area.

A cavity drain membranes system was adopted rather than a conventional tanking system, which works by holding the water back. The membranes have a studded profile and were fixed to the existing walls with special ‘sealed’ plugs, laid loose on the ground.

The system works on the principle of allowing water to continue to penetrate the structure but controls it in the air gap between the studs and diverts it to a suitable drainage point. It does not allow pressure to build up against the internal construction and the air gap behind the membrane allows the structure to breathe and, to some extent, dry out.

The project was completed within three weeks.

Loft Conversion

This Property Lettings Company wanted to convert a traditional terraced property into three separate energy efficient apartments suitable for student lettings.

Part of the project included a full dormer loft conversion to create a top floor 2 bedroom apartment 35 metres squared. The apartment comprises a living room, kitchen, bathroom and two bedrooms.

The Lettings company, proud of its environmentally friendly credentials also required the property to be run solely on solar energy. They commissioned Beech Construction to project lead the installation and commissioning of 10 solar PV panels to the roof to power the property’s energy needs.

Beech Construction is the preferred buildings contractor for this property developer and is now involved in all its property conversions.

Reinstatement Work

Beech Construction was commissioned to carry out flood repair work on a residential property in the city of Hull.

There was flood damage to the downstairs of this 3-bed house, with much of the downstairs of the property affected. The project started with the floor being stripped out, all contaminated/toxic waste removed and the house mechanically dried.

Due to the decay, new floor footings had to be laid, sleeper walls rebuilt and the floor bed covered in limestone to remove unwanted odours. In line with building regulations, insulation was inserted between floor joists before the tongue and groove floor boards were fixed.

Other stages of work included re-rendering, plastering, associated electrics and plumbing, and complete re-decoration. A new kitchen, bathroom and fireplace were all fitted as part of the project.

Commercial Projects:


Retail Refurbishment

Beech Construction provided the client with a design and build service for the City Centre’s first Juice Bar.

The prime objective of our chartered building surveyor and interior designer was to deliver designs that addressed the client’s needs and aiming to exceed their expectations.

The client was looking to provide customers with a 1950s retro feel to the bar and our Interior Designer issued the client with a 3D visualization of the concept design; this benefited the project by enabling the client to get actively involved with the design development process.

To ensure the doors opened in time for the publicised open day the building team were given a six week programme. This was achieved and the doors opened for business as scheduled.

Office Fit-Out

Our customer was moving to a new office space in Old Trafford, Manchester, set out over two floors, as part of a multi-tenanted building. The 1930s building needed complete refurbishment and reconfiguring.

Working closely with the project team, we installed bespoke partitioning, panelling and timber flooring. In addition, the fit-out included the installation of communications and data equipment and innovative solutions for cabling and meeting room designs.

We provided a turnkey package to the client, ensuring all furniture and equipment from their previous offices was moved to the new office.

We liaised with the client and prioritised on daily basis and our customer relocated to their new premises on time and in full.

New Build & Renovation

The site comprises sixteen luxury and spacious apartments, on a mature site in the centre of Widnes.

Beech Construction provided a turnkey service for the project. As a result, the client had peace of mind knowing that there was a dedicated team on the project. We worked to ensure that everything was on schedule and on budget, and that there were no unexpected delays due to site restrictions, wrong specifications or missing permits.

Phase one of the project was to convert a derelict commercial property into a flagship ultra modern bar.

Above the original premises, further floors were converted into 12 luxury apartments. To the side we made use of some previously “dead” space and erected 4 further apartments using a steel frame and brickwork to the exterior.
